Your Incredibly Powerful Yet Simple Real Estate Seller's Guide, (Part 2)
In the first part of this mini-series I introduced you to simple, smart, money-saving ideas to maximize the look and hopefully the final sales price of your home. We started with a list of ideas that seem like common sense but are often neglected in some way by home sellers. In fact, unless you have a listing agent that is a presentation expert, like Tony Gatto of Las Vegas, you most likely won’t even hear your agent tell about these little steps to bigger profits.
So let’s continue with this Guide list and look at the exterior of your home, both front and back.
- Obviously, the yard should be brought up to the best reasonable level of show possible. Review Part 1 of this series for the list
- We mentioned cleaning the windows in Part one, but replacing any broken window should be done now also. It is going to have to be done before the home closes anyway. So replace even the most minor cracked glass.
- If the house can use a fresh coat of paint, do it. Heck, even if you just paint the side that faces the street. Fresh paint is always more appealing than weathered or faded paint.
- If you have a front porch or a fence the can be stained or painted do that also.
- It should go without saying, but like I’ve seen over and over, remove any clutter from the yard and front porch. If it isn’t enhancing the look then it is distracting.
- Same goes for the back yard, paint, stain and clean.
- If you have a pool make sure it is looking pristine. That includes cleaning the filter and pump too.
